3.0 PROPOSED DEVELOPMENT DETAILS
This application seeks a combined Development Permit for a Material Change of Use of premises to
establish Multiple Dwellings and associated Operational Works (Engineering and Landscape Works) in
accordance with the attached specialist documentation.

3.1 BUILT FORM AND SITE LAYOUT

The proposal comprises four 3-bedroom units and two 2-bedroom units, with two units proposed per
level. The proposal will be three levels plus a basement level and a rooftop terrace level. All units are
proposed to be small dwellings (<100m2 in size).

In accordance with the Architectural Plans, a small portion of the proposal will encroach the preferred
12 metre height limit. Refer to the Height Plane diagram within the Proposal Plan set. This height
encroachment is directly due to the design intent to reduce the bulk and height to the street by
increasing site frontage setbacks.

The proposed development has a plot ratio of 0.75:1 and a site cover of 45% (permissible where at
least 3 of the 4 units achieve <100, note we propose 6 of 6 units <100m2).

The Basement Level comprises parking and manoeuvring for resident car parking, resident storage
and bin storage. Three in ground car stackers are proposed, and four standard car parking spaces are
proposed. Access will be provided via a new driveway from Elanda Street, and a security gate will be
provided to the basement. A lift shaft is proposed to all levels. Stair access is provided from this level
to the communal pool.

The Ground floor comprises two uncovered, landscaped visitor car parking spaces within the site
frontage, pedestrian pathways to Units 1 and 2 entries and a communal pool. Units 1 and 2 both
incorporate a master bedroom and ensuite, second bedroom, bathroom, kitchen, living room, dining
room and laundry. Private open space areas for these units are in the form of private courtyards and
balconies.

Level 1 comprises Units 3 and 4. These units include a master bedroom, walk-in-robe and ensuite, a
second bedroom, bathroom, multi-purpose area that can convert to either an extra living area, a third
bedroom or office, kitchen, living room, dining room and laundry. Private open space areas for these
units are in the form of private balconies.

Units 5 and 6 are proposed across Levels 2 and 3. These units comprise a master bedroom,
walk-in-robe and ensuite, a second bedroom, bathroom, multi-purpose area that can convert to either
an extra living area, a third bedroom or office, kitchen, living room, dining room and laundry. Private
open space areas for these units are in the form of private balconies and private roof terraces which
include a pool and terrace area. Stair and lift access is proposed to all units except the roof terrace
level, which includes private stair access from the Units 5 and 6 private balconies.

The street facing elevation incorporates a mix of lightweight building materials and finishes to provide
visual interest and that is reflective of the locality. Refer to Figure 3 below.
