3.2 LANDSCAPING
Landscaping will constitute 40.88% of the site area at ground level, with an overall total across all
levels of 56.32%. 62% is proposed as soft landscaping. A 6m wide soft landscape buffer to the
frontage is proposed, with the exception of the driveway and separate pedestrian access pathway.
These areas of deep planting will soften the impact of the built form to the street and adjoining
neighbours.
The proposed fence will be less than 1m high and is setback behind the landscape strip. Planters are
proposed on the balconies and along the building edge to provide further softening of the built form.
A green roof is also proposed.
3.3 TRAFFIC, PARKING AND ACCESS
Parking and access arrangements were reviewed and assessed against the requirements of the
Driveways and Parking Code for off-street parking. Access to the basement of the proposed
development will be via a single driveway crossover from Elanda Street.
The requirements for parking based on land use and zoning are outlined in Driveways and Parking
Code and Table 9.4.1.4 Minimum On-Site Parking requirements as detailed below:
The minimum required car parking is set out as follows:
For small dwellings:
● one covered space up to two bedrooms and two covered spaces for three or more bedrooms;
and
● one visitor space per four dwellings
If not small dwellings:
