1.0 SUMMARY 1.1 EXECUTIVE SUMMARY The subject land is located at 51 Elanda Street, Sunshine Beach. The applicant is applying for a Development Permit for a Material Change of Use for Multiple Dwelling (6 units) and Operational Works (associated Engineering and Landscape Works). The site currently contains an existing dwelling house, which will be demolished in order to develop the proposed development. The subject land is located in the High density residential zone and is also subject to the locally refined requirements of the Coastal Communities local plan area. The applicant has consulted experts in design, landscaping, civil engineering, traffic engineering and geotechnical engineering. Specialist reports and plans are attached and confirm that the proposed development complies with local planning scheme codes and State regulations, with suitable alternative solutions provided, where required, to satisfy all performance-based outcomes being sought. In brief, the proposal is for a multi storey development including a basement and rooftop terrace, with 4x three bedroom and 2x two bedroom units proposed. The development will make a positive contribution to the streetscape, proposing varying external building features and finishes, high quality landscaping and an appealing street address. The project scale is consistent with surrounding multi-unit complexes and will maximise casual surveillance to the street through the orientation of balconies and private open space areas.
