BUSHFIRE ASSESSMENT REPORT Client: The Knowles Group Location: Eenie Creek Road, Noosaville 1.0 INTRODUCTION 1.1 Background Information The Knowles Group has commissioned Covey Associates Pty Ltd to provide a Bushfire Assessment Report to demonstrate compliance of a proposed Aged Care Facility with the Noosa Shire Council (NSC) Natural Hazards Overlay Code at 28 Eenie Creek Road, Noosaville. The land is legally described as Part of Lot 3 on SP246584. The facility will be built for Arcare who are 5 star services providers of aged care, dementia care, respite care, palliative care and in-home care. The assessment is triggered as the site is a designated bushfire prone area on the Noosa Shire Council Planning Scheme Bushfire Natural Hazard Areas Overlay Map. This report is to accompany a development application which will be submitted to Noosa Shire Council (NSC). Information for the preparation of this assessment was obtained from Project Urban, Oksio Designs, the Noosa Shire Planning Scheme, the Queensland Fire and Emergency Service, the Department of Natural Resources and Mines (DNRM), the ABC website and a site inspection. 1.2 Pre-lodgement Meeting Council identified bushfire as being an important issue in respect to the development of the site for an Aged Care Facility at the pre-lodgement meeting held at Council on the 4th February 2016 with the applicant. This report addresses the requirements of Councils pre-lodgement meeting request and the Natural Hazard Area overlay code. 1.3 Description of the Subject Site The subject site has an area of approximately 2.61ha and is relatively flat (see Figure 1). The site has no existing improvements. The site is covered in regrowth Open Forest communities which will be predominantly cleared to accommodate the proposed Aged Care Facility. The site appears to have had some forestry / horticultural past with parallel earth growing mounds being present throughout the site. An electrical easement runs along the sites eastern boundary. The electrical easement provides some cleared separation to the vegetation communities to the east. Eenie Creek Road forms the sites southern boundary. The site is located between two large roundabouts. The Noosa Civic Shopping Complex is located to the south west of the site. Vegetation will remain post development to the north, east and west of the site. Additional vegetation is located to the south across the southern side of Eenie Creek Road.
