1.4     Zoning

The subject site is located partially within the Shire Business Centre Zone and the Open Space
Conservation Zone under the Noosa Plan. Land to the north and west is urban land uses including
semi-attached housing and industry. Land to the east and south is located within the Open Space
Conservation Zone and is unlikely to be developed (refer Figure 3). A Master Plan approval was
previously issued by NSC Shire Business Centre Area. This included Open Space Buffer Area
(OS3) comprising of Native Vegetation buffers long the sites southern boundary. The site also
contains an Open Space Conservation Zone on the sites northern and eastern boundaries (refer to
plans by Oksio Designs Appendix A)
