Minor Change Assessment Report
The proposal incorporates some minor reconfigurations to the floor plans of each level. It is noted that
the proposal seeks to maintain the following key development parameters as per the existing approved
plans:
● The gross floor area is maintained at 1,046m2;
● Plot ratio is maintained at 0.40:1;
● Site cover is maximum 40%;
● The proposal remains below the 8m height limit;
● The basement protrudes less out of the ground than the original plans;
● On-site landscaping has reduced slightly as follows:
○ Deep landscaping: 886.3m2 to 862.8m2;
○ Other landscaping: 519.7m2 to 506.3m2;
○ Total landscaping: 1,406m2 (53.9%) to 1,369.1m2 (52.52%);
○ Deep soil landscaping total percentage: 63.3% to 63.01%.
○ It is noted that AO10.1 of the Dual Occupancy and Multiple Dwelling Code requires 40%
landscaping, 60% of which is soft landscaping. Despite the above minor reductions
proposed, the overall extent of landscaping is well above the minimum requirement. Note
that under Version 2 of the Planning Scheme, this requirement has not changed.
On the Basement Level, a minor reconfiguration of the building footprint to allow for the water storage
room, water tank and mechanical and electrical room. Whilst providing a setback encroachment of 4m in
lieu of the 6m requirement to the Martin Street frontage, the pool terrace on the Ground Level sits above
this encroachment and therefore does not result in any loss of deep landscaping.
The Ground Level and Level 1 both incorporate some minor floor plan reconfigurations. The Ground Level
also incorporates an increased pedestrian entry arbour setback as per Council’s plan annotation on the
approved plans, and refined internal pedestrian pathways.
