Thanks for the advice, Gina,
I will need to discuss the colours and the signage etc., with the client. The materials being used
are described on the proposal plans.
It is my understanding that no changes are being made to the windows in the church and the
alter area as shown the proposal plans.
I will come back to you as soon as possible.
Regards

The new rooflines will ensure the church and its pitched roof are still visible and obvious as the heritage items. However there are details which will be required for the proposed changes and need to be considered in relation to heritage. For example –retention of church windows, retention of altar area and its timber decorative arch (is this still in situ?), materials and colours for the new builds and the recommendation of a heritage interpretation sign at the carport with information regarding the property is the former St Lukes church of England, constructed in 1926 and deconstructed in 2021. Just let me know if you wish to discuss any further aspects, however, please note also that I’ll be away for the month of January 2026. This appears to be an excellent form of adaptive reuse for the historical church, with all of the new works to take place at the back of the building/property. However, I do have some questions: How will the church be used? Is the aim for Alan Hansen to still use the church as a gallery, accessible to the public? And why two dwellings?
Page 5
Is this an added income stream or is it an additional workspace or an artist in residence opportunity? Knowing the purpose helps answer relevant questions relating to heritage. I’ve attached here for you the Heritage inventory sheet for the former church, which is marked up with some amendments. Yes, it is the church façade that is of significance facing Main Street in Kin Kin, you’ll note on page 4 the other significant features too. Also attached are the plans – marked up on the southern elevation with design change recommendations. While the rear of the church is not as significant, I do query why the new garage/carport/shed has a pitched roof and gothic arch window. Can these please be removed as they confuse the history of the property. It is only the church building, its porch, and any undocumented church related structures that are of significance. The garage/shed/carport would be a better fit for this property with a skillion roof, similar to the existing annexe and proposed new dwelling. Changes proposed for a heritage item need to ensure the heritage is still visible/protected. Adding a sign at the carport saying the property is the former St Lukes church of England, constructed in 1926 and deconstructed in 2021 would be excellent, and highly recommended! Changes proposed also have to meet the following controls of the Noosa Plan 2020 - Noosa Plan 2020, Part 8 Overlays, 8.2 Overlay codes, 8.2.7 Heritage Overlay Code - Table 8.2.7.3 - Criteria for assessable development (part) I look forward to hearing from you - and thank you again for the information and plans. Hi Gina, Patrick passed on your details so we could get in touch regarding a proposed development involving a dwelling house, secondary dwelling and shed at 3 Grady Street, Kin Kin. The applicant is proposing to establish a dwelling house use, which includes building work to the existing church building, which is mapped as local heritage. A copy of the proposal plans is attached for your reference. We are seeking advice in relation to the relevant outcomes of the Heritage Overlay Code, particularly regarding any proposed changes to the façade of the existing building. The proposal intends to retain the church façade facing 50 Main Street, Kin Kin (Lot 214 SP143420), which represents the primary public viewpoint and the building’s former point of entry. Could you please review the plans and advise whether this approach is consistent with the expectations and requirements for a local heritage place? Additionally, could you please confirm whether the heritage values attributed to the existing church are primarily associated with its presentation and historical orientation toward 50 Main Street, despite the property frontage being from Grady Street? Any assistance or preliminary feedback you can provide would be greatly appreciated.
