Dear Daniel,
INFORMATION RESPONSE - DEVELOPMENT APPLICATION FOR
OPERATIONAL WORKS (NON-STANDARD DRIVEWAY) AT 25 DWYER STREET
SUNSHINE BEACH (LOT 225 ON 48111)
Further to Council’s Information Request issued 17 June 2022, we now respond in full to each of the
items raised.
In support of this response, please find enclosed:
● Arborist Brief prepared by Treesafe Australia;
● Amended Engineering Plans prepared by DME Projects;
● Site Plan showing Tree 3 TPZ prepared by Menzie Designer Homes.
Please find below the response to each of the items raised by Council:
Item 1
Amend the plans to allow for the retention of the two Bloodwood trees identified for
removal.
Item 2
Provide an Arborist report identifying the Tree Protection Zone (TPZ) and mitigation
measures to ensure the two Bloodwoods are protected and roots are not impacts.
Response: The Arborist Brief prepared by Treesafe Australia confirms that the two trees within the road
reserve adjacent to the subject site have either reached the final stages of its useful life expectancy
within its urban setting or is presenting signs of poor vigour with a rapid decline in health and structure.
Removal has therefore been recommended, with specific recommendations for removal outlined in
section 6 of the brief.

As such, the requirement to amend the plans as per below is not applicable and the applicant intends to
proceed with the driveway location as originally proposed. Elimination of trip hazards has been addressed
in Item 4. In addition, a Site Plan showing Tree 3 TPZ has been prepared by Menzie Designer Homes,
which confirms the proposed driveway will be located outside of the recommended TPZ.
Item 3
Provide an amended plan demonstrating a suitable location and design of the proposed
crossover and driveway as to ensure the existing Bloodwood street trees remain
undamaged. The amended plan must be prepared by a suitably qualified person (RPEQ –
Registered Professional Engineer of Queensland) and include, but not be limited to:
a. a design generally in accordance with RS-049, RS-050 and any associated addendum;
b. levels and grades of the proposed crossover and driveway;
c. a longitudinal section extending from the centreline of the road formation in Dwyer
Street to the garage pad level; and
d. demonstrate that a B99 vehicle (as described by AUSTROADS) will not bottom out or
scrape while entering/exiting the proposed crossover and driveway.
Response: As per Item 1, no changes to the driveway are required in accordance with the Arborist Brief.
The Engineering Plans confirm the design is generally in accordance with Standard Drawing RS-049,
provides levels and grades of the proposed crossover and driveway a longitudinal section and
demonstrates a B85 vehicle will not bottom out or scrape. The Project Engineer has intentionally used a
B85 vehicle as it’s a lower ground clearance than a B99 vehicle.
Item 4
Provide an amended plan that demonstrates how trip hazards will be eliminated within the
road reserve due to the construction of the proposed driveway crossover. Please note that
Council is unlikely to support private retaining structures within the road reserve. The
amended plan must be prepared by a suitably qualified person (RPEQ – Registered
Professional Engineer of Queensland) and include, but not be limited to:
a. the full extent of the transition to the adjoining areas of verge.
Response: Please refer to the amended Engineering Plans prepared by DME Projects. Reprofiling of the
verge is required to ensure no trip hazards. A transition batter at a maximum of 1:8 is proposed either
side of the driveway. Turf will be provided to match the existing frontage.
We thank Council on behalf of the applicant for assessing the attached additional application material.
Based on the information provided in this application we respectfully request that Council proceed to
issue an approval. Should you have any questions with respect to the above, please do not hesitate to
contact me directly.
Yours faithfully,
