               1.     PROPOSAL
               The application seeks approval for a Material Change of Use - Low impact industry, Transport
               Depot (54 units), Operational Works – Road Work, Drainage Work, Stormwater, Earthworks &
               Landscaping, and Reconfiguring a Lot – Community Title Subdivision (1 Lot into 54 Lots).
               The 54 tenancies are spread across 4 buildings, Buildings A-D, and are proposed to be carried out
               in 5 stages. The staging of the development is intended to facilitate progressive creation of each
               stage balance lot to achieve progression construction and plan sealing.
               The proposed Transport Depot is proposed to operate ancillary to a Low Impact Industry function,
               alike a contractor’s depot, such as carpenters, painters, electricians, small earthmoving business
               etc.
               Each tenancy consists of ground floor bathroom amenities and an upper-level mezzanine access
               via stairs.
               Building A (Stage 1) consists of 11 tenancies.
               Building B (Stage 2) consists of 11 tenancies.
               Building C (Stage 4) consists of 14 tenancies
               Building D (Stage 3) consists of 8 tenancies
               Building D (Stage 5) consists of 10 tenancies.
               The applicant proposes that end of trip facilities are to be provided within each tenancy.
