         accommodation integrated with the existing Noosa Springs Golf and Spa Resort facilities and
         infrastructure on the subject land. A copy of the proposal plans is provided as Attachment 1A. A
         copy of the Architect’s Design Statement is provided as Attachment 1B.

         The proposed “Boutique Hotel” will be a purpose built, luxury hotel. It will be the first purpose
         built hotel in the Noosa area since the “Sofitel” was originally built in Hastings Street in 1989.

         The proposed “Boutique Hotel” will provide the following features:
            • 112 luxury hotel rooms, including:
                   o 104 standard rooms (34m² - each);
                   o 6 suites (68m² - each);
                   o 2 presidential suites (102m² - each);
            • Two resort pools;
            • Outdoor fire pit seating area;
            • Café & restaurant (with seating for 96 people);
            • Bar area (with seating for 26 people);
            • Hotel lobby area;
            • Covered parking area;
            • Guest waiting area; and
            • 3 new tennis courts.

         The design of the “Boutique Hotel” provides for strong integration with the existing Noosa Springs
         Golf and Spa Resort facilities including the fitness centre and 25m heated lap pool, day spa, three
         tennis courts, 18 hole championship golf course, club house with shop, restaurant, meeting and
         conference rooms, function, and outdoor terrace areas.
