Overlay Mapping
The most relevant overlay maps that apply to the subject land include:
• Biodiversity, waterway, and wetlands;
• Bushfire hazard area;
• Landslide hazard area; and
• Land subject to acid sulfate soils.
Extracts of the most relevant overlay maps are provided in Table 1, at the end of the report.
Other overlay maps that apply include – Land subject to acid sulfate soils, over the lower portion
of the site, being Area 2 – 5 metres AHD to 20 metres AHD. While the site is potentially affected
by acid sulfate soils this is traditionally an engineering matter that can be dealt with by conditions
to ensure there is no environmental harm caused. An assessment of the application against the
Acid Sulfate Soils Overlay Code will be provided with the further application for operational works.
Relevant Provisions
Being subject to impact assessment, the proposed development is to be assessed against the
whole of the planning scheme. The most relevant assessment benchmarks include:
• Strategic Framework;
• Noosa Heads Local Plan Code;
• Tourist Accommodation Zone Code;
• Open Space Recreation Zone Code;
• Visitor Accommodation Code; and
• Business Activities Code.
The most relevant overlay codes include:
• Biodiversity, Waterways and Wetlands Overlay Code; and
• Bushfire Hazard Overlay Code; and
• Landslide Hazard Overlay Code.
The most relevant development codes include:
• Driveways and Parking Code;
• Sustainable Building Design Code;
• Earthworks Code;
• Landscaping Code;
• Waste Management Code; and
• Water Quality and Drainage Control Code.
These assessment benchmarks are addressed below.
