It is envisaged that where the separation is deemed inadequate this report may be used as evidence
of the need to undertake additional vegetation management initiatives within the site.
The assessment will also include a qualitative assessment including discussion of past fire
behaviour/history, likely fire paths, site factors that would minimise or maximise fire behaviour, fuel
arrangements and loads, potential ignition points, fire run distances towards houses (or proposed
house sites), slopes and any other matter considered important in respect to the issue.
The assessment has included a detailed inspection of the 4 selected bushland areas to determine
in-situ vegetation hazard classes, fuel loads and slopes for bushfire assessment purposes.

1.2      Development Proposal
Not applicable. The assessment relates to existing development.

1.3      The Noosa Plan Bushfire Hazard Overlay Map
The Noosa Council’s Bushfire Hazard Overlay Map depicts the presence of predominantly Medium
Potential Bushfire Intensity areas to the west of Noosa Springs Estate along the Lake Weyba
foreshore, and Medium to High Potential Bushfire Intensity areas beyond Links Drive to the east and
to the south of Resort Drive at the southern terminus of the estate and golf course. Assessment
Areas 1 and 4 are entirely mapped in a non-Bushfire Prone Area (BPA). The western end of Area 2
and the eastern end of Area 3 is mapped in a Potential Impact Buffer, meaning they are located
within 100m of mapped Potential Bushfire Intensity Areas (refer to Plate 2).
