GENERAL COMMITTEE MEETING AGENDA 17 FEBRUARY 2020
2. The reduced setback of the building does not encroach into the area of the 2100
coastal erosion mapping prepared in conjunction with Council’s Draft Coastal
Hazards Adaptation Plan.
3. The proposal includes soft landscaping within the 5 metre setback area including
native planting and turf and a small area of impervious paving up to approximately 5
metres in area.
C. Note the report is provided in accordance with Section 63(5) of the Planning Act 2016.
REPORT
1. PROPOSAL
The applicant seeks a reduced setback to the rear boundary of the lot adjoining the coastal dune
area of Peregian Beach. The proposed detached house is proposed to be constructed on the
site to include basement parking and two upper levels of living area. The overall height of the
proposed building is within the maximum 8 metre height limit. The applicant seeks approval for a
reduction in the setback to the building on the rear, coastal boundary. Ground floor deck and
upper level balcony elements are proposed to cantilever into the 6 metre setback area by 1 metre
for the full width of the building. The eave overhang on the upper level extends a further 900mm
into the setback area at approximately 7.26m above ground level. The setback to the wall of the
basement is consistent with the 6 metre setback sought by the Natural Hazards Overlay Code.
Resulting setback variations would be 5.0 metres to the face of the balcony and deck, and 4.1
metres to the outermost projection of the roof overhang.
Artist impressions of the proposed building show perspective views from the west and east in
Figure 1, Figure 2 and Figure 3 below. Figure 4 illustrates the floor plan of the ground level
and the proposed setbacks to the basement wall (6.0 metres), cantilevered deck and balcony
(5.0 metres) and the upper level roof overhang (4.1 metres).
