Planning Report 60669
Attached to the e-mail Reconfiguration of a Lot (1 Lot into 4 Lots) - RAL17/0504.
4.0 Proposed Subdivision
4.1 Development Details
The proposed development seeks approval for a Reconfiguration of a Lot by
Residential Subdivision (1 Lot into 4 Lots) involving land described as Lot 1 on
RP36729, situated at 135 Lake Weyba Drive, Noosaville. The proposed development
represents a logical infill subdivision which seeks to create three (3) additional
residential allotments. The proposed subdivision layout is clearly depicted on the Plan
of Development (Plan No. 60669/A) prepared by Murray & Associated Pty Ltd and
attached in Appendix C of this Report. Lots 1 and 2 will be accessed via Sail Street,
with Lots 3 and 4 to be accessed via Lake Weyba Drive. Lot 4 will retain the existing
dwelling and dam, with the other proposed building envelopes included on the Plan of
Development demonstrating sufficient level space clear of vegetation (and the Open
Space Conservation Zone in the case of Lot 1) for the siting of future detached
dwellings.
It is noted that the development footprint incorporates areas which seem to
comprise healthy native vegetation when viewed from aerial images;
however, much of these areas are disturbed and don’t comprise ecological
significance. Council are invited and encouraged to attend the site to confirm
the disturbed status of the development footprint.
4.1.1 Proposed Lot Areas and Road Frontages
The subject site incorporates an area of 2.023ha to be subdivided, and following
approval of the proposed subdivision, the following areas and road frontages will
apply for each newly created lot (refer to Plan of Development No. 60669/A in
conjunction with the table below):
Proposed Lot Number Area Frontage
