                           Lot 4                         3,483m2
                                                                           (Lake Weyba Drive)

              The proposed development is representative of a logical infill subdivision that
              remains consistent with the character & amenity of the Noosaville Detached Housing
              Zone and provides for the establishment of an efficient and functional urban
              development located within close proximity to a range of essential services and
              recreational facilities.

              4.1.2 Access and Parking

              Lots 1 and 2 will be accessed via Sail Street, with Lots 3 and 4 to be accessed via
              Lake Weyba Drive. New crossovers and associated driveways from Sail Street and
              Lake Weyba Drive will be established to service the newly created allotments. The
              related engineering details will be provided in the subsequent Operational Works
              application.

              In addition, all lots have been provided with pedestrian access from Lake Weyba
              Drive. Lots 3 and 4 possess frontage to Lake Weyba Drive, Lot 1 comprises an access
              strip to Lake Weyba Drive and the establishment of an access easement over this
              access strip (burdening Lot 1 in favour of Lot 2) for private walkway access will
              achieve pedestrian connectivity for the development as a whole.

              4.1.3 Services

              Given that the subject site is situated within an urbanised area, it is currently
              provided with access to all urban infrastructure services, including:

                       Reticulated wastewater infrastructure;
                       A reticulated supply of water;
                  A reticulated supply of electricity; and
                  A reticulated supply of telecommunications.

              The proposed new allotments will be provided with connection to all of the
              abovementioned urban infrastructure services with ease. Detailed civil drawings
              depicting the extension/provision of services to each lot will be lodged with
              Council as part of a subsequent Operational Work stage.
