Planning Report 60669
Attached to the e-mail Reconfiguration of a Lot (1 Lot into 4 Lots) - RAL17/0504.
4.1.4 Stormwater Management
The proposed development combined with the natural fall of the land will result in
overland stormwater flow being discharged to the existing stormwater drainage
systems along Sail Street and Lake Weyba Drive as legal points of discharge. As
such, the development will result in a non-worsening stormwater arrangement for
the surrounding properties. Please refer to the Engineering Report prepared by Tod
Consulting and attached at Appendix D of this report, which outlines stormwater
quality details and addresses stormwater quantity as follows:
In regard to water quantity the increase in impervious area will be in the order of
1250m2 (based on 85% of the house pad areas) which represents approx. 6% of
the total site area. As such detention to mitigate peak flows is not considered
necessary.
4.1.5 Waste Management
Given that the proposed development seeks to establish only three (3) additional
Detached Housing lots, the current method of kerbside garbage pickup will be
adequate to service the future dwellings. Adequate room is present on Sail Street
and Lake Weyba Drive for residents to wheel their bins to the kerbside for on-street
collection. On-street waste collection is also the method servicing surrounding
properties and ensures that waste vehicles do not need to enter the site and conduct
un-safe turning manoeuvres.
