Planning Report 60669
Attached to the e-mail Reconfiguration of a Lot (1 Lot into 4 Lots) - RAL17/0504.
The outcomes stipulated in the Engineering Works Codes will be addressed as part of
the subsequent Operational Works stage.
Due to the small-scale nature of the 1 into 4 lot subdivision, it is considered that the
requirements of the Landscaping Code are not applicable to the development.
5.3 Overlay Codes
As identified by the overlay maps of the Noosa Plan, the following overlays are
applicable to the subject site:
Acid Sulfate Soils Overlay
o 5m AHD or below;
Biodiversity Overlay
o Environmental Protection Area;
Bushfire Overlay
o High Potential Bushfire Intensity;
o Potential Impact Buffer;
Flood Hazard Extents Overlay
o Flood Hazard Extents;
Koala Habitat Areas
o Habitat Regrowth; and
o Remnant Habitat.
Considering the low risk nature of the applicable overlays detailed above, a
comprehensive assessment of the proposal against the Natural Hazards Overlay Code
is not considered necessary in this instance. Instead, a comment and figure detailing
the extent of each applicable overlay has been provided within Sections 5.3.1 to
5.3.5 below.
