Attached to the e-mail Reconfiguration of a Lot (1 Lot into 4 Lots) - RAL17/0504.
7.0 Conclusions and Recommendations
This application provides justification for approval for a Development Permit for a
Reconfiguration of a Lot by Residential Subdivision (1 Lot into 4 Lots) involving land
described as Lot 1 on RP36729, situated at 135 Lake Weyba Drive, Noosaville on the
following grounds:
The proposed development represents a practical infill subdivision, which seeks
to create three (3) additional residential allotments which are able to be
provided with all necessary urban infrastructure services;
The proposed development has been designed in response to the
characteristics, physical constraints and opportunities of the site and the
surrounding area;
The proposed development has been sensitively and attractively designed and
will not detract from the residential amenity or privacy of adjoining land;
Each lot achieves safe and convenient access to/from the road network (Sail
Street and Lake Weyba Drive) via the proposed driveway crossovers and
access handles, and each lot will be capable of providing adequate on-site
parking provisions;
The proposed development complies with the intended outcomes for the
Detached Housing Zone and the Noosaville Locality Area; and
The proposed development complies with the performance and acceptable
outcomes of the relevant codes, under Part 11 and Part 14 of the Noosa Plan.
Thus, on behalf of Andres Gabarrin, it is recommended that Council issue approval for
a Reconfiguration of a Lot by Residential Subdivision (1 Lot into 4 Lots) involving land
described as Lot 1 on RP36729, situated at 135 Lake Weyba Drive, Noosaville.
