LSA Ref: 45-021 2.9.4 2.10 2.10.1 2.10.2 Water and Sewerage Services The site is currently serviced by Council’s reticulated water supply infrastructure, although the existing line is a non-standard size and appears to have insufficient flow or residual pressure to satisfactorily service the future development of the site. The existing main extends from a 200mm main on the comer of Ferrells Road and Myall Road and appears to run within the Myall Road reserve until it deviates westward and crosses the Bruce Highway and Holts Road to connect with the site. At present, all wastewater is treated on site using septic tanks. Council’s nearest sewerage infrastructure is located at the southern end of Overlander Avenue, approximately 1 kilometre to the north-west of the site. NOISE ASSESSMENT General A detailed air and noise impact assessment has been undertaken for the proposed development by Air Noise Environment P/L with a copy of the Air and Noise Review provided as Appendix E of this document. The purpose of the air and noise impact assessment was primarily to identify constraints and opportunities for the proposed subdivision in the context of air and noise impacts. Noise Generation The locality of the site is sited within a relatively low noise environment characterised by a low, steadily increasing population density. The primary source of noise in the vicinity of the site at present is the Bruce Highway, located to the north-east. A number of rural or home based light industries exist further south east of the site along Holts Road. Existing noise levels were measured at a fixed point toward the south of the site in the road reserve adjacent to existing rural residential development: 14 November 2005 Department of State Development, Trade and Innovation Page: 26 Planning Report
