require intensive management.

Typical buffer separations adopted by similar local authorities range from 100m-200m, in favour
of the existing buffering distance to the nearest residential development some 280m to the
southwest of the proposed development site. Air Noise Environment concluded that the risk of
air quality impacts would appear to be minimal based on this separation distance. The risk of off-
site emissions affecting the development is also considered to be very low. The proximity to
agricultural and rural production allotments may pose a minor risk to food
producing/biotechnology business through bacteriological and pest nuisance, although this is

considered to be a manageable risk.

Air Quality Management

Based on the nature of the proposed development, the surrounding environment and the
separation distance to sensitive receivers, the potential for air quality emissions to pose a
significant risk are considered to be minimal. Air Noise Environment P/L concluded that the
ambient air quality is expected to be of a good standard and would be expected to comply with
the requirements of the NEPM Ambient Air characteristics. Odours and coarse particulate
releases are not specified in the NEPM however based on the recent site inspections, are unlikely

to pose a significant risk in the locality at present.
