LSA Ref: 45-021 4.3.4 [email protected] Special Requirements for Reconfiguration All proposed allotments comply with Table 7.1 of the scheme with a minimum area of 1,000m? and an average width of 30 metres. Miscellaneous Provisions Some earthworks will be necessary onsite for the proposed development to occur, particularly in relation to ensuring usable lots through cut and fill, roadworks and site drainage. The full extent of earthworks will be detailed at design stage. It is unlikely that any earthworks will result in any structure being developed below RL 98.5 as per Section 8.4.1 of the Scheme. PLANNING SCHEME POLICIES 4.4.1. PSP24—- Park Requirements Park allocation comprises the buffer areas proposed around the perimeter of the site. It is proposed that this area of 3.37ha or 31.6% of the development site be dedicated for parkland. 4.4.2 PSP26 — Conservation of Agricultural Land The development will not impact on any Good Quality Agricultural Land as the site has already been converted to industrial use and has been substantially modified for this purpose. Buffer areas will greatly assist in mitigating any potential conflict with adjoining agricultural uses. 4.4.3 PSP31 - Subdivision of Land @ All land is to be subdivided in accordance with Section 7 of the Schedule to the Planning Scheme. 4.5 DRAFT NOOSA PLAN 4.5.1 General The Draft Noosa Plan is the proposed new Planning Scheme for the Shire of Noosa. It will replace the current Schedule to the Planning Scheme, Strategic Plan, Development Control Plans, zoning maps and regulatory maps. The new Planning Scheme has been through the public consultation stage and is now currently awaiting the second State interest check. The release of the new Scheme is due late 2005 or early 2006. 14 November 2005 Department of State Development, Trade and Innovation Page: 47 Planning Report
