The site designated as Major Centre Zone within the Noosa Business Centre (NBC) - Showroom
Precinct. It is considered that the proposal aligns with the strategic intent of the Noosa Plan
2020, and therefore, is an appropriate form of development for the site as outlined in this
application.

Noosaville Local Plan
The site falls within the Noosaville Local Plan. It is not considered the introduction of the Indoor
Sport and Recreation use would undermine the intent of the Local Plan given it is proposed
within an existing building which already supports complimentary uses (Office, Commercial and
Health Care Services).

The proposed development has been defined under the Noosa Plan 2020 as Indoor Sport and
Recreation Use, means:
        the use of premises for a leisure, sport or recreation activity conducted wholly or mainly
       indoors.

In accordance with the scheme, an Indoor Sport and Recreation use is subject to Impact
Assessment. A full assessment against relevant performance and acceptable outcomes of the
Noosa Planning Scheme 2020 has been incorporated into the Code Responses.
