6.4 SUSTAINABLE FLOORSPACE
The analysis provides an estimate of sustainable floorspace within the Trade Area. The results are summarised in
Table 6 below. The results are conservative for the reasons outlined above. Note that the grocery component
relates to grocery offers with floorspaces in excess of 400m2. The proposed development does not impact on
centres of this size and format.

*No of service stations sustainable

Furthermore, while the analysis above has not explicitly accounted for the additional demand for takeaway foods
from nearby workers, the broad estimates outlined earlier provide a strong basis of confidence that there is a high
level of demand and need for takeaway food services in Noosaville. The proximity of the proposed centre to key
employment nodes, such as the Noosaville Industrial Estate, has the potential to provide workers in these areas
with a convenient service.
There is also a question about the provision of choice for local workers. Existing snack bars and cafés can be
described as more “traditional” in nature, providing a mix of deep fried, assorted fast foods and burger-style
offerings. A service station-based offer would no doubt supply similar products but can also offer a broader range
of sit-down meals.
