100m2 is suitable for a building envelope within Lot 2, refer to Figure 7. This is further reduced to
approximately 75m2 when considering the relevant planning scheme requirements such as building
setbacks, vehicle access, height limits etc.
The subject site, and resultant building envelope addressing bushfire risk, is not considered to be
of size suitable for subdivision, it has not been demonstrated that a suitable building envelope can
be provided on site that allows for the construction of a dwelling where the risk to people and
property is satisfactory.
