                      2.3      Survey
                      Survey of the site and adjoining beach system was undertaken by Sandmap on the 30th September
                      2025. The survey is presented in Error! Reference source not found.
                      The survey by Sandmap has been supplemented with a Digital Elevation Model (ELVIS, 2024) for the
                      stable high dune areas.
                      2.3.1    Dune Toe
                      M&N have adopted a level of 2.3m AHD as the toe of the dune (refer Figure 2-12) based on
                      observations during the site inspection, analysis of aerial photography (Section 3) and detailed
                      survey in Appendix C.
                      The distance from the property boundary of the site to the toe of the frontal dune approximately 88m
                      (Figure 2-1).

                      2.4      Geotechnical Investigation
                      Tectonic Geotechnical Pty Ltd undertook site investigation on 9th September 2025 (refer Appendix
                      D). The site investigation consisted of two boreholes (i.e. BH1 and BH2 within the property) and three
                      Dynamic Cone Penetrometer (DCP1, DCP2 and DCP3) conducted across the dune towards the
                      beach.
                      Borehole BH1 was undertaken using a hand auger to a depth of 4m below ground level (Note: ground
                      level was reported at 24m AHD). Drilling was terminated upon refusal in very dense sand. The
                      material encounter to refusal depth was described as sand, ranging from fine to coarse-grained, grey
                      to brown in colour, with variable amounts of subrounded to subangular gravel. The sand was
                      generally of medium to low plasticity and exhibited dry to moist conditions at the time of investigation
                      (refer Appendix D).
