10 > Earthworks
The proposed development will involve earthworks to construct building pads and stormwater detention
tank along with trenching for underground services and utilities.
Retaining wall of up to 3m in height will be provided along the site boundaries to tie in with the adjacent
properties. Retaining walls will be facing internally to ensure minimal visual impact to the neighbouring
properties.
Any design and construction of earthworks will be in accordance with the recommendations of AS3798
Guidelines on Earthworks for Commercial and Residential Developments.
All filling operations will be completed under Level 1 Supervision.
As the site is located above RL 5.0m, the development would not be subject to the State Planning Policy
July 2017 and consequently there is no requirement for an Acid Sulfate Soil investigation to be
undertaken as part of the Development Application.
A preliminary earthworks plan is included on MPN Plan 10256-DA.01 and DA.02 attached in Appendix C.
11 >Electricity and Communications
The proposed development will be serviced for electrical and telecommunications services from the
existing overhead and underground infrastructure in Bottlebrush Avenue. All works will be undertaken in
accordance with the relevant authority to provide the required level of service.
12 > Gas
There are no existing gas mains in the vicinity of the site. If a gas service is required to service the
proposed development, APA will need to be contacted to arrange a connection to the site.
