2.6 FRONTAGES
The development area has direct frontage to Hofmann Drive at the south-west of Noosa Business Centre
and immediately adjoins the southern boundary of the Noosa Civic Shopping Centre. Hofmann Drive
connects to Eenie Creek Road north of the site. A road connecting Hofmann Drive and Walter Hay Drive is
currently being delivered to the south east of the site.
Eenie Creek Road and Walter Hay Drive are both identified in the Noosa Plan as major road networks that
provide scenic southern entrances to Noosa through bushland settings.

2.7 TOPOGRAPHY
The land subject to development is currently completely pervious and heavily vegetated. The area subject to
development generally slopes from the north to the south at approximately 1.5% slope. Previous earthworks
surrounding the developable area have resulted in batters located on the northern and southern boundaries
of the land creating an overland flow path across the eastern boundary for stormwater discharge in an
undeveloped scenario.

2.8 EXISTING ENVIRONMENTAL VALUES
The development area is mapped under the Noosa Plan 2020 as an Area of Biodiversity Significance in the
Biodiversity, Waterway and Wetlands Overlay of the Noosa Plan (refer to Figure 4).
At a State level, the Regulated Vegetation Management Map identifies the development area as comprising
Category X vegetation. There is no regulated vegetation or essential habitat mapped within the development
area at a State level.
Notwithstanding the mapped values under the current planning framework, clearing of protected vegetation
(as generally mapped) is authorised on the site under the existing ROL permit, associated Operational
Works (‘OPW’) approval and the executed Infrastructure Agreements between Noosa Council and the
Applicant. Accordingly, no further assessment against the values of the existing vegetation is warranted as
part of this development application.
