2.9 BUSHFIRE HAZARDS
As shown in Figure 5, the majority of the development area is mapped within the High Potential Bushfire
Intensity sub-category of Council’s Bushfire Hazard Overlay Mapping. A Bushfire Hazard Assessment has
been prepared by Queensland Bushfire Planning and included within Appendix I to this report. This
reporting has been prepared to assess the mapped bushfire hazard over the development area and its
associated impact.

Whilst the development area is mapped within the High Potential Bushfire Intensity sub-category of the
overlay mapping, the reporting has confirmed that the bushfire hazard present can be appropriately
managed and mitigated. The Hazard Assessment confirms:
• No hazardous vegetation will remain within the proposed development area;
• Previously identified external impacts to the site including Lots 3 and 7 to the east and Lot 21 to the
west are not considered as part of the hazard assessment as this land does not pose a bushfire
hazard source (classified vegetation);
• The resultant Bushfire Attack Level (BAL) for the development area comprises a small portion of
greater than BAL12.5, a larger portion of BAL12.5, and the balance of the development area in BAL
Low.
Overall, the report concludes that all appropriate mitigation strategies and procedures will be put in place to
reduce the bushfire hazard on the proposed development.
