The development delivers a scheme that comprises solely of small dwellings (with a gross floor area less
than 100m²), with a varied unit mix comprising of a range of bedrooms to accommodate the needs of a
variety of household compositions, lifestyles and occupants.
The zoning of the site for High density residential development identifies this land as being suitable for this
land use, particularly in terms of its locational attributes in the context of the broader Noosa Business Centre.
It is positioned in a location that provides convenient access to existing and future goods, services,
employment opportunities and public transport, whilst being sufficiently separated from potential impact
generating land uses to retain an appropriate degree of privacy and level of amenity for future residents.
The design of the apartment buildings incorporates subtropical Noosa design principles to deliver an
outcome that sits suitably in its setting and future neighbourhood in the Noosa Shire. The design has
successfully balanced the need to retain a focus on affordability, whilst achieving a design that delivers a
coastal Noosa-style apartment building, emersed in the natural landscape, that is responsive to the local
subtropical climate.

7.5 CHARACTER AND FRAMEWORK PLAN
The Noosaville Local Plan further seeks to ensure the orderly development of the Noosa Business Centre,
which is guided by the Noosa Business Centre Framework and Character Plan (Figure 7.2.4.5 of Noosaville
Local Plan Code).
The Character and Framework Plan assists in guiding and determining suitable land use options and
infrastructure delivery throughout the Centre. As illustrated in Figure 21 below, the development area is
located within an area of the Centre which is earmarked for High Density Residential development.
The proposed development provides for an appropriate residential development outcome for the area and is
therefore consistent with the Noosa Business Centre Character and Framework Plan.
