• Facilitates above-ground stormwater management infrastructure and vehicular access; and
• Provides a site cover of 40.15%, which is well under the maximum site cover prescribed of 45%.
8.3 ENVIRONMENTAL MANAGEMENT AND CONSERVATION ZONE
The development site includes a 10-metre strip of land at the rear that is zoned for Environmental
Management and Conservation. It is understood that this portion of the site is intended to be vegetated, to
act as a visual buffer between residential development on the High density residential precinct portion and
the existing Noosa Civic Shopping Centre. This vegetated strip also provides a bushland backdrop for
development on the remainder of the site fronting Hofmann Drive. This is depicted in Figure 21 below.

The development footprint has been designed to be located outside the Environmental Management and
Conservation Zone, with only minor low impact supporting infrastructure encroaching into this zone, which
includes a bioretention area and open swale. The earthworks associated with the development will be
minimised where practicable, to reduce the impact on the existing vegetation within this 10-metre ‘buffer
zone’, to enable as much mature vegetation to be retained as possible. Supplementary buffer planting will be
provided where existing vegetation needs to be removed as a consequence of battering associated with the
construction of the swale and bioretention infrastructure.
