The assessment of the application is to be undertaken in accordance with Section 45(5) of the Planning Act
and Sections 30 and 31 of the Planning Regulation 2017. This report provides the applicant’s assessment
against these provisions and concludes that the development is appropriate, having regard to the State
legislative framework, the existing local planning scheme controls and intent for the area and is not
anticipated to impact upon the amenity of the locality. Council’s approval of the application is therefore
sought, subject to relevant and reasonable conditions.
