Town Planning Report - Car wash & Food and drink outlet
“Adamson Town Planning, specialising in providing higher order town planning advice”
e) The proposed location for the car wash between the only two service stations within
Cooroy is a logical location and will complement these existing uses, by providing car
servicing facilities in the one convenient location resulting in reduced traffic impacts.
f) From a town planning perspective, it is not uncommon for a commercial car wash to
be located in a commercial or mixed use area, where appropriately located, which is
the case here.
g) The proposed development is centrally located in Cooroy on the major road network
and is highly accessible for local residents and visitors to the area.
h) The proposed development will provide for substantial environmental benefits, by
providing a commercial car wash in the Noosa Hinterland, which is likely to be well
patronised, resulting in reduced contaminated waste water entering local waterways
and the Lake MacDonald Dam catchment.
i) The proposed development provides for necessary infrastructure including the
widening of Diamond Lane, makes provision for a north-south pedestrian link and will
not cause unacceptable traffic, noise or other impacts.
j) There are no town planning consequences that would result from the development
being approved in this location with substantial community benefit being provided.
