  SITE CHARACTER


The land subject of this application (i.e. the site) is located at the corner of Venture Drive
and Vision Court, Noosaville and described as Lot 9 on SP 170295. The site is rectangular in
shape with a truncation on the North-East of the Site


The site slopes from the southern corner towards the northern corner with a fall of some
1500mm, which has been addressed through the building design and site layout.


Venture Drive, to the east is a mix of existing industrial developments, comprising of local
businesses. Gateway Drive to the south-east is also a mix of industrial developments,
accommodating a diverse mix of local businesses – excluding the newly developed
Bunnings Warehouse. The subject site is one of many newly created lots that now link the
two industrial precincts together and create a greater flow for associated traffic.
