The site is located at 139 Eumundi Noosa Road and forms part of a larger combined development over two

The subject lot has a total area of 5,212m2 . The site is an irregular allotment with approximately 60m of
frontage to Eumundi Noosa Road and approximately 36m to Walter Hay Drive. The site falls gently towards

the Walter Hay Drive & Eumundi Noosa Road intersection roundabout (to the north) as well as the Eenie
Creek Road & Eumundi Noosa Road intersection roundabout (to the south). The subject lot recently formed
part of a development that includes a 7-11 Convenience Store and Service Station, KFC, Jax Tyres, Repco
and Total Tools.

The subject site is situated within a well-established, industrial and commercial area. Adjoining to the south
of the site is a Hyundai vehicle sales premise, which faces away from the subject site (large blank wall &
