Item 2: Please provide update plans removing the proposed additional clerestorey.
Applicant’s Response to Item 2: The existing building has a central clerestorey that provides variation
to the building form and is an integral part of the roof structure as detailed in the photograph below. The
applicant proposes to extend this existing clerestory by approximately 3.9 metres which will balance the
upper roof structure and provide a pitched roof form which is a desired urban design element of the
Noosaville area.
The clerestory of the existing building has a height of 9.3 metres with the remainder of the building well
below the current 8 metre height limit. The applicant notes that the Draft Noosa Plan details a new height
limit for the site of 10metres under the Neighbourhood Centre Zone Code (table 6.4.4.3 - AO9.1).
Item 3: Provide amended proposal plans that demonstrate compliance with Probable Solution
S20.1 of the Noosaville Locality Code
Applicant’s Response to Item 3: Amended plans have been submitted which demonstrate a renovated
building that incorporates extensive screening and glazing and is a significant improvement to the
existing building. Probable Solution S20.1 states:
S20.1 With the exception of buildings within the Industry Zone, the main roof of the building has a roof
pitch no less than 5 degrees and has minimum 600mm eaves to at least 75% of the perimeter of the
building;
In terms of roof form, the proposed development is considered to comply with the outcome as the clerestory
has a pitched roof form and is a significant component of the roof.
The existing building has limited eaves as detailed in the photographs below, however the proposed
renovations and extensions provide a mix of voids, awnings and screening that improve the overall
appearance of the building and reflect the character of the area and comply with the requirement.
