GENERAL COMMITTEE MEETING AGENDA 12 January 2015
Application No. Applicant Application Detail Fees & Charges Fee Paid
Policy
MCU14/0103 Carol Gordon Detached House at 146 $4,035 $1,345
Solar Road, Cooroy
Mountain
The applicant requested a fee variation for a proposed house, specifically requesting the inconsistent
multiplier of 3 not be applied.
The site has a split zoning of Rural and Open Space Conservation and the applicant seeks approval to
locate the dwelling in the area of the site currently zoned Open Space Conservation.
It is understood that this portion of the site was previously part of the scenic reserve for Cooroy Mountain
but was subdivided and sold off by the state given the area has no conservation value, being fully cleared
of vegetation. In a new planning scheme the site would be included fully in a rural zone as it does not
contain any environmental attributes that would warrant the open space conservation zoning. Therefore
the multiplier of 3 was not relevant to the proposal.
Based on these variations to the development application charges, a review of the fees and
charges is not considered warranted at this time. However, some consideration may be
appropriate to developing a consistent position for re-lodgement of applications where an
approval has lapsed in setting the fees and charges for the next financial year.
Previous Council Consideration
The fees and charges for development applications were considered by Council at a Special
Budget meeting on 26 June 2014.
Finance & Risk
The agreed variations to the development applications are considered relatively minor and will
have no significant impact on the budget, amounting to $25,496 for the first 6 months of the
2014/2015 financial year.
