The site slopes to the east towards Mitti Street at an overall rate of 25%. The site also includes
several flat bench areas that previously contained buildings.

The Park Rd frontage has a road reserve up to 30m wide in parts and is substantially vegetated
with mature native trees. There are a number of significant trees on the site proposed to be
removed as part of the development. There is an existing electricity box located in the road
reserve near the boundary of the site’s north eastern corner.

2.2   Background

Cocos Restaurant was previously located on the site before being demolished in 2007.

On the 23 March 2007, Council issued a siting variation for the construction of a detached house
on the site (2006/277). The house was never constructed and the approval lapsed. As a result,
there are no current approvals over the site.


3.    ASSESSMENT

The Detached House Code regulates land use and design of detached houses. The technical
issues arising out of assessment against the Code are discussed below, with further discussion
relating to assessment against the Specific Outcomes thereafter.
