Site Cover / Soft Landscaping
Probable Solutions S9.1 & S9.2 seek that the site cover of buildings does not exceed 50% on the
ground floor and 30% on the upper floor; with a minimum of 20% of the site provided for soft
landscaping.
Site cover refers to the total proportion of a site covered by all buildings and structures shown as
a percentage. From a birds-eye view of the site, the total site coverage is 67% (755m2).
The proposed building is set over three levels and steps up the hill, with a large grassed/terraced
podium level, which is located directly above the garage. A pool sits above the garage and
extends out in to the north eastern portion of the site, with a roof extending out over part of the
podium.
The following diagram identifies those areas at the garage level that will be more than 1m above
natural ground level.
