GENERAL COMMITTEE MEETING AGENDA 12 January 2015 While the pool area sits forward of the main line of the building, this feature will assist in breaking up the line and plane of the building. The elevation plans indicate the pool to be finished in muted toned render/rock and will be partially screened by the adjacent landscaping. This development is considered to be a reasonable design element considered to meet the Specific Outcomes of the code pertaining to setbacks. Building Height The Probable Solutions require the building height to not exceed 8m from the finished and natural ground levels. The garage level has a finished ground level of 9.9m AHD and the top of the first storey roof is at 22.8m AHD, resulting in a height of 12.9m. The garage level is set more than 3.9m below the natural ground surface at this point and is not visible to the site’s road frontage. The development meets the building height requirements in respect to the natural ground level and the development will not dominate the street. The development is consistent with the corresponding Specific Outcomes pertaining to height in metres. 4. CONCLUSION The split level design of the proposed detached house at 62 Park Rd, Noosa Heads is considered to be an appropriate response to building on the sloping site. The development will not present an appearance of bulk to the surrounding area and allows for landscaping to be provided around the building. The development meets the corresponding Specific Outcome of the Detached House Code and is recommended for approval, subject to appropriate conditions.
