GENERAL COMMITTEE MEETING AGENDA 12 January 2015
O140 - Development within Precinct E3 is designed and sited to form a key employment node
based on environmental research and development, in accordance with the sensitivities of the
surrounding area and promoting Noosa’s position in pursuing environmental excellence;
The proposal is not based on environmental research nor does it promote Noosa’s position in
environmental research. The proposal would provide additional employment opportunities within
an already established industrial type Precinct and also within the Shire Business Centre.
O141- The nature, design and operation of any use within Precinct E3 is compatible with uses in
other precincts, including the open space functions in the Open Space Precincts and Industrial
business uses in the Noosaville Industrial Estate; and
O142 - Development has a significant business relationship with development in Precinct E4;
The lot adjoins the Noosaville Industry zone where a variety of industrial uses exist. Opposite the
site in Precinct E4 of the Shire Business Centre industrial businesses are a consistent use and a
self-storage facility and food repackaging/distributor have recently been approved. The proposal
would be compatible with these nearby uses given its industrial nature catering to the trade
professions and the showroom component being ancillary to and essential for a contemporary
plumbing supply outlet. The proposal would provide another choice for consumers in the Shire
Business Centre.
With regard to the location of showrooms within the Shire Business Centre, Retail Business Type
4 – Showrooms are a consistent use in Precinct B3. Typical retail uses that require larger floor
spaces such as Dick Smith Electronics, BCF, and Supercheap Auto are currently located in
Precinct B3. The proposal does require a larger floor space but, given the custom base, the
industrial warehouse component and nature of the use, it has the potential to cause conflicts with
typical retail uses.
Despite showrooms being inconsistent within Precinct E3, it is considered the trade related
nature of the proposed use is compatible with and has a closer relationship with industrial uses
when compared to a typical retail use, and is well suited to its proposed location.
