GENERAL COMMITTEE MEETING AGENDA 12 January 2015
Roof Form - Eaves and Roof pitch
The Code requires that development in the Shire Business Centre provide a minimum of 0.6m
eaves to 75% to the perimeter of the building and a roof pitch no less than 5°.
The proposal is built with a zero boundary setback to 2 boundaries and therefore it is impossible
to provide eaves to 75% of the building. The design has provided substantial awnings to the west
and eastern elevations for solar protection and visual interest. The building as a whole is
articulated and uses a combination of roof overhang and awnings to provide visual interest. A 5°
roof pitch is unlikely to provide a better visual outcome. The building presents well to Rene Street
and will contribute positively to the existing character of the surrounding industrial area where no
eaves or roof pitch provisions are required.
4. CONSULTATION
4.1. Other Referrals
The application was forwarded to Unitywater and the following internal Council specialists:
• Engineering Officer
• Hydrology Officer
• Ecologist
4.2. Public Notification
The application was publicly notified for 15 business days in accordance with the Sustainable
Planning Act 2009. No submissions were received.
5. CONCLUSION
A trade related warehouse and showroom are inconsistent uses within Precinct E3 and will not
add to Noosa’s position in environmental research. However, an existing development approval
permits industrial business within Precinct E3 with a number of businesses already established.
Furthermore, industrial uses are consistent in Precinct E4, (which is located opposite the site)
and in the Industry zone that adjoins the site. It is considered that the trade related nature of a
contemporary plumbing supply outlet is more suitably located with industrial uses rather than with
typical retail uses. The proposed use is compatible with surrounding uses, adds to the range of
employment opportunities in the Shire Business Centre and the proposed built form will
contribute positively to the area. The proposed plumbing supply warehouse and showroom is
recommended to be supported subject to conditions.
