INFRASTRUCTURE & SERVICES COMMITTEE MEETING AGENDA 1 MARCH 2016
Broadband availability.
High speed broadband is considered essential and current providers TPG and Telstra have
indicated speeds of 100mbps to the site with the NBN fibre optic to be available in the third
quarter 2016.
Financial support/funding
Government support is available to enterprises through a number of grant programmes
offered by Federal and State Governments and also through Regional Development
Australia. The IT Enterprise sector is seen as a desirable growth area within the Nation’s
economy and a key driver of innovation.
Catchment
The client catchment for the Digital hub / IT Enterprise building has been defined as
Peregian Beach, Peregian Springs and Peregian Breeze’s residential areas and also
Coolum which is only 6kms away. In addition there are holiday makers and part time
residents whom research indicates are potential users of a flexible co-working space.
Competitor Analysis
There are currently no similar businesses trading within the Peregian catchment, however
there are some businesses offering somewhat similar services at Noosa Civic, Noosa
Junction, and a small enterprise at Sunshine Beach. There are a number of larger
businesses at Maroochydore and Mooloolaba. The impact on any of these is considered
very marginal because of their distance from the catchment.
Population Statistics
The main driver for commercial business growth within Peregian is the rapid population
growth in the catchment which is summarised below:
Location 2006 2011 2013 2015 2016 2021
Peregian
(+ P. Breezes & P. Springs) 5078 7594 8408 9700 10700 12800

ABS Building approvals to the year ending November 2015 for the Peregian catchment
alone were 326 residential premises.
Commercial Development in Peregian
Peregian Village has seen considerable commercial expansion since 2007 particularly on
the western side of the David Low Way where this development is proposed.
In 2016 a village size IGA Retail and speciality shops have commenced construction. In
2008 the Marquesas medical and professional offices were built, in 2007 the Peregian
Hotel was refurbished, along with the Boardwalk - a multiple use development of
restaurant, office space, retail shops and residential on the eastern side.
Available Capacity
Other zoned potential lots include existing houses between the Peregian Hotel and the
Marquesas building have some commercial development rights but require purchase,
development approval and cost of conversion. Existing premises within the Village may
expand but are constrained by the necessity to provide car parking.
