5.0 SUMMARY

This traffic impact assessment report has been prepared on behalf of Denmac Nominees Pty Ltd
for the proposed development of an energy centre located at 140 -142 Eumundi-Noosa Road in
Noosa. The site is formally described as lot 2 on RP173876.
The development site consists of a service station with seven bowsers, one charging station and
a food outlet. It is proposed to provide customer entry and exit access via Eumundi-Noosa Road
and retain the existing crossover at the rear of the site onto Project Avenue for staff parking only.
The proposed site layout, prepared by Thomson Adsett, has been included in Appendix A.
The total parking requirement is calculated to be 19 car parking spaces. The development
proposes to provide a total of 19 car parks, which includes four staff car parks accessed via
Project Avenue, which complies with requirements as stated in the Noosa Plan Driveways and
Car parking Code and therefore it is considered that the parking provided will adequately cater for
the site.
The proposed site plan includes a two driveways onto Eumundi-Noosa Road, one being entry
only and the other exit only. It is also proposed that an additional driveway be provided for staff
access only at the rear of the lot fronting Project Avenue. It is considered that the proposed
development access provisions can adequately accommodate the site turnover and that the site
contains sufficient car parking that is designed in accordance with the Noosa Plan Driveways and
Car parking Code.
The proposed site is to primarily be serviced by a 19m B-Double for fuel deliveries and serviced
by a heavy rigid vehicle (HRV) for the service station and food outlet stock deliveries and refuse
collection. The proposed left turn entry and exit only driveways have been designed to
accommodate the swept paths of the 19m B-double fuel tanker, used to service the site, which
are demonstrated in Appendix C.
The potential impact of the proposed development on the external road network has been
assessed in this report. The result of the assessment demonstrates that the relatively low volume
of development generated traffic should have negligible impact on the operation of the
surrounding road network.
No traffic and transport engineering matters have been identified that should preclude approval of
the proposed residential development at this location.
