2.0     CONTEXT OF DEVELOPMENT SITE

This section of the report describes the context of the proposed development and includes a
description of the existing road network, adjacent land uses, and existing public transport facilities
servicing the site.

2.1     DEVELOPMENT SITE
The proposed development site is located at 140 -142 Eumundi-Noosa Road, Noosa, and is also
described as lot 2 on RP173876. Figure 2-1 below shows the proposed development site in the
context of the surrounding road network and the linkages to the external network. The site is
occupied by a number of commercial businesses, which currently includes an Autopro Parts
Professional and a snack bar. The site currently has two driveways fronting Eumundi-Noosa
Road with one driveway providing access to the back of house via Project Avenue. It was
observed that the surrounding land uses are primarily commercial.

2.2     ADJACENT ROAD NETWORK
Inspection of the land use, road condition, intersection characteristics, public transport facilities,
pedestrian access, and cyclist provisions surrounding the proposed development site was
undertaken. This was completed to collect information about the road network operation, safety
characteristics, public transport network and specific network / land-use factors potentially of
influence to the proposed development.
