     2.1. Existing Site Description
The proposed development site is located at 55 Carpenters Road, identified as Lot 2 RP 200519. The site has an
area of 24,310m² and is located within a rural residential zone while the access easement within Carpenters Road
(located on Lot 1 SP 248288) is inside the Cooroy urban area.

Review of the Gympie Regional Council Intramaps flood layers, including the Flood Hazards Overlay, has identified
that the site is outside of the flood inundation zone, however parts of the Carpenters Road access are subject to
inundation.
