The author has taken care in the preparation of this report, attended the site, accessed available
information and taken reasonable steps to ensure that the information provided is accurate and
reflects the conditions on and around the site on the date of assessment.

The site is located in a bushfire prone area and these risks cannot be completely eliminated. The
