against the assessment benchmarks contained in the Planning Regulation 2017 for the SEQ
Region.

4.3.1 Strategic Framework
Tewantin is intended to provide a mix of uses to meet the essential needs and services for residents
and workers as well as nearby communities and visitors travelling to the north shore and further
afield. It is recognised as having a traditional riverside town identity with a well-defined main street,
with new buildings to be respectful of traditional building forms and fit with their setting and local
character, including river views.
The proposal is expected to contribute to the vibrancy of the Tewantin town centre and the
continued operation of the Royal Mail Hotel. It proposes to maintain the important local heritage
building undertaking sensitive modifications to the building and the surrounding footprint. It includes
the removal of a poorly located amenities building to the site’s Poinciana Avenue frontage and
utilises the river views the site has to offer.

Avenue, Diyan Street, and part of Blakesley Street are all also identified as being primary active
street frontages, with the site including a key east-west pedestrian cycle link.
The plan details that the Tewantin town centre is to function as a district activity centre providing a
wide range of activities that service the needs of residents and visitors to the area as well as
providing local employment. Diyan Street is specifically referenced as providing an activated
frontage including outdoor dining.
