3.2        CONTEXT AND DETAILS
           The site is rectangular in shape, has an east-west orientation, and is a corner lot
           bound by Mary Street and Weyba Road to the south and east respectively. It has
           total road frontages of 53m to Mary Street and 30m to Weyba Road. It is currently
           occupied by and has existing use rights for a service station1, vehicle hire premises
           and two dwelling units. All buildings on site are at the end of their economic life.
           The site therefore presents as ‘tired’. There is very little landscaping on the site and
           external spaces have an unappealing mixture of concrete and asphalt hardstand
           areas.
