ObjectionToDevelopmentLetter
Attached to the e-mail PM Submission - Mark Minney - 132008.176.05.
15th of August 2023 To: Noosa Council Objection to Development Permit — Application reference 132008.176.05 To whom it may concern, lam writing in relation to the concerns | have with a Proposed Development in Serenity Close, Noosa Heads. The proposed development outlines a 195 room Resort Complex and Shop. lam the owner of a unit situated on the corner of Grant Street and Banksia Avenue at the ‘Killara Units’. The reason for purchasing in this area was due to it being a small pocket of Noosa Heads that is residential, the flow of vehicle and pedestrian traffic is minimal, and consequently a tranquil area to live. lam staggered to have learned of the following Development Permit, as | was under the belief that the area that | purchased in; was in such an area that would not allow for such resorts. Looking at the Noosa Council 2020 Plan ‘Mapping’ and zoning via the council website; reflects in the immediate vicinity of this Proposed Development that; - Serenity Close, directly opposite side of the Street of the Proposed Development (Lot 2-through to 16) are zoned as ‘High Density Residential’ housing. This is from the corner of Banksia Avenue to the end of Serenity Close; - The opposite side of the development facing east looking towards Banksia Avenue and Grant Street, is zoned as ‘Medium Density Residential’ housing; - To the rear of the Proposed Development is zoned as ‘Environmental Management and Conservation’ and is regarded as ‘Koala Habitat’; - tam bewildered that the proposed development site 3 and 7 Serenity Close, Noosa Heads is zoned as ‘Tourist Accommodation’ when it is surrounded by the above zoned areas. Furthermore, I’m staggered it’s zoned as ‘Tourist Accommodation’ even when Noosa Council has the proposed site listed as ‘Core Koala Habitat’! My objections in relation to the proposed build are; - the increase in the large amount of vehicle and pedestrian traffic in a small pocket of Noosa Heads will increase dramatically, which subsequently will increase the noise levels at all times of day and night that is associated with a resort;

- the extent of such a large (195 room ‘Tourist Accommodation’) build when it is surrounded by ‘high/medium density’ residential zones and ‘Environmental Management and Conservation’ as per the Noosa Council 2020 mapping; - the loss of significant bushland which is also recognised as a Core ‘Koala Habitat’ by Noosa Council. lf | can conclude by stating that | believe the reasons outlined above will no doubt have a negative impact on residents, wildlife, and the environment by granting such a proposal. Please record my objection against the application and | am willing to attend in person to object if so required.
