4.0 Quantum of parking for the IT digital hub office
The proposed IT digital hub buildings have a GFA of 884 sq m, including 30 sq m of café.
Council’s standard parking rate for office is 1 space per 20 sq m, and for café it is 1 space per 10 sq m.
Strict application of Council’s parking rates would require 42.7 (43) spaces for the office component and
3 spaces for the café, for a total of 46 spaces.
The proposed parking on the IT digital hub site is 42 spaces, representing a shortfall of 4 spaces when
compared with that required with strict application of Council’s requirements. However, the proposed
parking provision of 42 spaces is satisfactory, and a minor relaxation of Council’s standard parking
requirements is warranted on the following basis:
(i) The vast majority of users of the proposed café are likely to be already parked in the area for
other purposes, such as employees of the development, employees from the surrounding
commercial area, and local residents. Thus, customer parking requirements of the proposed
café are likely to be negligible.
(ii) Council’s parking requirement for office users is 1 space per 20 sq m, whereas in virtually all
other local authorities of South East Queensland, planning scheme parking rates for office are
1 space per 30 sq m GFA. At 1 space per 30 sq m GFA, the proposed 854 sq m of office
would require 29 parking spaces.
